The land is well situated between the villages of Scorton and Moulton. It has good roadside frontage onto the minor road which runs between the two villages.
This is a prime block of arable land currently sown to winter wheat. It lies well in a compact ring fence. It is accessed from the farm road which runs along the southern boundary providing convenient access. The land is also served by two internal farm roads providing good access to the land.
The soil type is basically Grade 3 and varies from a medium free working loam on the western side capable of growing potatoes to some more well bodies land on the eastern side capable of producing some good crops of cereals, oil seeds and grass.
The water course known as Uckerby Beck runs through the land and there is a small mixed woodland.
