Brooklands is attractively situated towards the western edge of Bellerby village on the northern side of Moor Road. It occupies a very pleasant south facing position in this picturesque part of Wensleydale.
Bellerby is a very pretty rural village conveniently situated just north of the popular and thriving market town of Leyburn. It is also well placed in relation to the market towns of Richmond, Bedale and Hawes and is also close to the Yorkshire Dales National Park. There is the 159 bus service which runs between Ripon and Richmond calling at Bellerby several times a day. It is also accessible to the A1 motorway interchanges at Leeming Bar, Catterick and Scotch Corner.

The paddocks comprise some attractive wild flower meadows with historic ridge and furrow, 3 of which are classed as a Site of Special Scientific Interest. These are shown hatched blue on the plan. This grassland is let on an informal grazing and mowing licence to a local farmer.
There is also an allotment with a greenhouse. The land is subject to an Entry Level Stewardship Scheme and a Higher Level Stewardship Scheme (see below).
